• No Down Payment loans:
  0% down payment required and we also have some loan products available that will pay 3% to 7% over the purchase price to cover closing costs and transfer fees associated with your new home purchase. Call for details!
• 80/20 purchase loan programs
  We can help you cover up to 100% financing of your new home purchase split in to two loans. The first loan covers up to 80% Loan-to-Value and the second loan acts as the conventional 20% down payment. All you have to pay out of pocket are the closing costs and transfer fees!
• 100% one loan purchase programs
  We can help you cover up to 100% financing of your new home purchase under one loan versus having two loan payments. All you have to pay out of pocket are the closing costs and transfer fees!
• Fixed Rate Mortgage:
  Ideal if you're looking for a more traditional mortgage that offers a low fixed rate for a fully amortized time period of usually 15 or 30 years. This is perfect for those who aren't planning to relocate any time soon.
• Adjustable Rate Mortgage:
  Adjustable rate mortgages offer low rates that are fully adjustable based on a specific financial index such as the LIBOR, MTA, COFI, Prime Rate, or US Treasury and margin that can be fixed for a specific amount of time which is usually the first two, three, five, seven or ten years.
• Interest Only Purchase Loan Programs:
  These purchase loan products offer lower monthly payments and allow the borrower to control how much money they want to pay towards principal each month by requiring only the interest to be paid each month. Interest-Only loan programs are available on Fixed Rate as well as Adjustable Rate Loan Programs.
• Pay Option/Cash Flow ARMs:
  These purchase loan products are for our financially savvy borrowers that like to control their monthly cash flow by investing their money wisely. These loans have four payment options. Usually these options are as follows: 1% minimum payment option, interest only option, 15 year fully amortized option & 30 year fully amortized option.
